What’s in a Modern Modular Home?

It’s not what’s in a modern modular home that makes it different, it’s how it’s built and what isn’t in it that does. First, modular homes are built using modular construction. Essentially a home plan is divided into sections or segments called modules. These modules are small enough to be built in a factory and transported to a home site. Once transported to the home site, they are quickly assembled, connected to utilities, and completed. Because the modules are individually built in a factory, they can take advantage of the benefits that indoor construction provides. Materials are stored inside and kept dry. As each module is constructed, both the home and the workers are kept out of the elements. Water never puddles on your floor during construction. In many counties, few if any building code inspections take place on traditional homes. In the factory, not only are there code inspections, but quality inspections. Each home goes through a final inspection before it is shipped to the home site.

There are a few things you don’t get with modular homes that come standard with traditional, site built homes. To begin with is the fear of mold and mildew. Traditional building is done over an extended period of time outdoors. Remember the last time you drove by a home site while a home was being built? Not only were the home’s floors exposed to the elements but the building materials were strewn around the jobsite getting warped and wet. Moisture is the enemy of new home construction. After the trapped moisture that comes with building onsite, next is the excessive air infiltration. Building onsite means outlets, plumbing entry points, and other area locations can’t be sealed easily or effectively. Energy efficient construction techniques just can’t be applied as effectively when building onsite.
