Safe and Healthy Living With Modular Homes
In-factory construction quality for modular homes is invariably superior to that which is conventionally built on site. Materials cut with a hand-held circular saw at a home site are less exact than the ones cut with permanently installed in a factory assembly line environment. What’s more, factory inspections check every building detail from floor framing to final paint. Trained factory inspectors, or independent third party inspectors, conduct multiple inspections per house. Local building inspectors may only perform two to five predetermined inspections on the typical site built home. All building materials are inventoried inside and out of the elements. Damp materials stocked at many on-site building locations are used in the new home creating warped walls, bowed ceilings, in addition to mold and mildew issues. With modular construction your custom home is built to the highest standard possible and prepared for delivery to your home site.
Plastic sheeting that is provided at the factory to keep your new home safe from the rain is disposed of just before installation of your home on the foundation. Your modular home is basically over-built because it needed to be. It had to survive shipment to your job site and the process of installation with a crane. Imagine the peace of mind you will have with the knowledge that the simplest thing your home will ever do is set on your foundation, however with the additional built-in strength, your home continues to protect you and your family from all of nature’s forces. After delivery onsite, our modular homes will have any onsite attachments completed and site work will be finished. Your home continues to be completed in the dry environment that was initiated in the factory. Your custom home is finished swiftly and you can start to enjoy the benefits of your new home much faster than with homes built using conventional outdoor construction.
Designing A New Modular Home
Design for a new modular home will start with determining the Wind Zone, Thermal Zone and Roof Load Zone of the building location. All of these must be incorporated in the design from the start, and included in any engineering step of the plan. You’ll want layouts for your attached garages, verandas or decks as they are included in the modular home plan. is very important for you to catalog what you need to plan for your residence so it can be established that these will be incorporated into the plan.
There are no limits to the square footage to the plan using modular homes; currently there are designs as large as 1500 to 3000 square feet constructed in 32 modules, with your common range between 4 to 6 thousand sq ft within ten to twelve modules. All of the home designs Express Modular makes available are constructed in this way, including our log homes and our many enviro-friendly home options.

Today, modular building means reduced homebuyer headaches. Building indoors in a factory environment means exterior finishes are completed last, not first. This allows us to construct your custom home from the inside out, the opposite of traditional outdoor construction. What this means to you is that the building envelope of your custom home can be constructed to be super energy efficient. This is a standard feature with modular homes and their building process. Increased insulation, high-tech sealants, and the use of advanced materials are just some of the reasons to adopt the advantages of modular building for your custom home.
