About Modular Home Construction

Creating Your Modular Home

With modular homes, in-factory construction quality is invariably better than that which is traditionally built on site. Lumber cut with a hand-held circular saw at a job site are not as precise as those cut with fixed tools in a factory. What’s more, factory inspections examine every construction feature from floor framing to final paint. Trained factory inspectors or independent third party inspectors perform more than a dozen inspections per home. Local building inspectors may only conduct three or four announced inspections on the average conventionally built home. All building materials are held out of the weather. Wet materials stored at many on-site building locations are built into the new home resulting in warped walls, ceilings and mold problems. With modular construction your new home is built to the highest possible standard and packaged for transport to your job site.

Structurally, modular homes have to be built much stronger than conventional homes. This is because each module must be engineered to independently tolerate the stresses of delivery to your build site and then being raised with straps by a crane and positioned onto your foundation. Once together and with connections completed, the modules turn into one integrated wall, floor and roof assembly. Some complicated finishes demand completion onsite and are scheduled for done quickly after the installation of the modules on the foundation. You should plan to be moving into your new home in as little as 4-6 weeks after delivery of your home to your job site.

Green Building

Homebuyers are becoming knowledgeable about the advantages of using “green” technology when building their new home. Modular homes are a natural choice when “green” features are important. The National Green Building Standard™ (NGBS) is the only residential green building rating system approved by ANSI as an American National Standard. The NGBS details practices for the design and construction of all types of green residential buildings, renovations, and land developments. It mainly focuses on three areas: healthy homes, lower operating costs, and sustainable lifestyle. Green building brings together a vast array of methods, techniques, and skills to reduce and eventually eliminate the impacts of buildings on the environment and human health. There are over 100 Green Building Certification programs. Ultimately, the type of certification system pursued for a new home depends upon that particular project; none of the certification systems are a one-size-fits all.

Newly built modular homes use modern materials that don’t involve the health risks of materials used in many older homes and even new site-built homes. These can include: mold & mildew, asbestos, Volatile Organic Compounds, lead paint, etc. Environmental responsibility is a big part of the modular construction process. Constructing your new home in a factory means efficient and consistent building processes. Several Green Building Programs literally award added points for the use of modular construction because of the methodical building process. Let Express Modular help you qualify for your required level of “green”: from simple energy efficiency to net-zero and beyond.
